Raynor Capital Management represented the seller, a regional homebuilder, and procured the buyer, a private REIT. The townhomes were completed in 2023, and the builder had recently completed lease up and stabilization of the property. He wanted to divest of the asset and use the proceeds to purchase land in South Carolina for a master planned for sale housing community. The buyer was attracted to the community because the price per unit was significantly below the sale of comparable townhomes in Augusta. All of the units are individually parceled, which gives the buyer the optionality to maintain the community as a dedicated rental housing asset or exit each unit retail via the MLS.
